Where history meets contemporary living – Arsenal Objekt 3 in Vienna has successfully undergone an ambitious transformation, combining the preservation of historical heritage with the creation of modern living spaces. 

Built between 1849 and 1856, the building is part of Vienna’s impressive Arsenal complex and proudly holds listed status. Thanks to careful planning and expert craftsmanship, this historic landmark has been preserved and enhanced for future generations.

New Living Space Above the City

A key element of the project by SWIETELSKY was the demolition and reconstruction of the roof, making way for 32 new maisonette apartments. These unique apartments offer panoramic views over the city while sitting atop a building that has stood for more than 170 years. The challenge of integrating modern residential units into a protected, historic structure required innovative solutions and precise execution.

Completed in January

The construction phase spanned 18 months and reached successful completion at the end of January. One of the major challenges throughout the project was working within a building that remained partially occupied by existing tenants. This required careful coordination to ensure that construction progressed smoothly while minimizing disruption for those living in the building.

Arsenal Objekt 3 stands as an example of how thoughtful redevelopment can respect historic significance while embracing the needs of modern urban living. The project has not only preserved a piece of Vienna’s architectural heritage but also created contemporary homes with spectacular city views, proving that the past and the future can coexist beautifully.
