Since January 2025, a SWIETELSKY team has been renovating the Kärntner-Ring-Hof, a prominent building in Vienna’s first district that once housed, among other things, the Ringstrassen Galerien. The project – one of the largest revitalizations carried out while the building remains in operation in SWIETELSKY’s history – is scheduled to be completed as early as this coming December. There are plenty of challenges along the way, but site manager Franz Heiling knows how to tackle them.

Kärntner-Ring-Hof is located near the Vienna State Opera. After a fire, the building was reconstructed by architects Wilhelm Holzbauer and Georg Lippert between 1987 and 1993 – becoming the last new building constructed along the Ringstrasse. Offices, apartments, restaurants, and the upscale Ringstrassen Galerien shopping arcade moved into the building. In 2024, JP Immobilien purchased the complex for €100 million – the largest real estate transaction of the year. In January 2025, SWIETELSKY began the comprehensive renovation as the general contractor – notably while the building remains in operation. “The building is prestigious and stands out with its distinctive façade among the Ringstrasse buildings – working on a project like this is something to be proud of,” says Franz Heiling, our site manager on site.

Complex Renovation

The building comprises six underground and ten above-ground floors. “From the first basement level to the first floor, we are carrying out a complete renovation, including full gutting of the structure, while the remaining floors will undergo partial refurbishment. The building will also be structurally separated from the neighboring properties,” explains Franz Heiling.

This is no small task: at peak times, up to 60 employees are working on the construction site. Surprises are part of everyday work. “The plans from the 1980s were drawn by hand, and the utility lines are not always where they are shown in the drawings, so a lot of flexibility is required on our part,” Heiling says with a laugh.

A Tight Schedule

Despite the many uncertainties, the SWIETELSKY team is well on schedule – and the timeline is quite ambitious: the revitalized building is set to reopen this coming December. The lower levels will continue to house a shopping center, but with a completely new and contemporary design, including restaurants and a fitness center.

The building will also present a more open façade toward the Ring, creating an aesthetic gateway for the next chapter in the building’s history.
