In the Linz harbor district, a state-of-the-art office building in timber-hybrid construction has been built for the customs software specialist MIC.

The building sets new standards in terms of sustainability and efficiency. The project was delivered by SWIETELSKY on behalf of BH Beteiligungs GmbH.

Sustainable Timber-Hybrid Construction for Modern Workspaces

Starting from the first upper floor, an innovative timber-hybrid construction method is used, combining environmentally friendly materials with state-of-the-art building technologies. This concept unites the advantages of timber and concrete: while the more than 3,950 m² of timber-concrete composite slabs provide stability as well as optimal sound and fire protection, the timber elements create a pleasant working atmosphere.

Sustainability is also reflected in further details: a large photovoltaic system on the roof supports the building’s energy supply, while the extensive green roof improves the microclimate and helps reduce urban heat islands.

With a gross floor area of 16,161 square meters, the new headquarters offers space for up to 500 employees across five upper floors. The building is complemented by two basement levels and 190 parking spaces.

Efficient Execution and Successful Collaboration

Construction began in February 2023 and the building was handed over in autumn 2024. The project stands as a prime example of successful collaboration between all project participants within a tight timeframe. SWIETELSKY achieved the important milestone of “building envelope sealed” just before Christmas and completed the demanding project to the highest quality standards.

Optimal planning and highly efficient construction processes were decisive factors, as Manuel Egger, SWIETELSKY Group Manager for Building Construction and Project Manager, emphasizes:

“We are proud to have realized this demanding construction project in such a short time and at such a high level of quality. This was made possible in particular by the high degree of prefabrication of our timber exterior walls and the excellent cooperation with our partner for the timber-concrete composite elements.”

With a building volume of 62,110 m³ and a contract value of €28 million, the MIC headquarters in Linz also sets benchmarks in terms of scale. At the same time, the project demonstrates how modern construction methods can meet the requirements of sustainability and efficiency.

The ÖGNI-certified building shows that innovative construction concepts not only protect the environment but also create optimal working conditions for employees. With its new headquarters, the software specialist MIC brings all its teams together in one location – a place that combines sustainability and innovation and can serve as a model for the construction methods of the future.
