Spatenstich für klimabewusstes Wohnprojekt „Zwei bis Neun – Wohnen am Rosenhügel“

Swietelsky Developments baut in Wien-Liesing 130 Wohnungen, die mit einem innovativem Energiesystem aus Wärmepumpen und Geothermie betrieben werden. Auch die historische Kleinbahn-Fabrik wird revitalisiert. Das Bauende ist für Sommer 2027 vorgesehen.

 Mit dem offiziellen Spatenstich hat Swietelsky Developments nun den Startschuss für das Wohnensemble „Zwei bis Neun – Wohnen am Rosenhügel“ gegeben. Auf dem Areal der ehemaligen Kleinbahnfabrik in Wien-Liesing entstehen vier energieeffiziente Neubauten, die insgesamt 130 Wohnungen, davon zehn sanierte Bestandswohnungen, sowie 9 Büro- und Geschäftsflächen für Nahversorgung und Dienstleistungen umfassen. Parallel wird die bekannte Kleinbahn-Fabrik behutsam revitalisiert und mit einem modernen Dachgeschossausbau zu neuem Leben erweckt. Rund 3.000 m², also etwa die Hälfte der Grundstücksfläche, bleiben unverbaut. Damit werden großzügige Frei- und Grünflächen, darunter zwei Kinderspielplätze, geschaffen.

Ein besonderes Augenmerk liegt auf der nachhaltigen Energieversorgung: Das Projekt setzt auf ein innovatives Energiesystem aus Wärmepumpen und Geothermie mit 30 Erdsonden, die jeweils bis in eine Tiefe von 150 Metern reichen. Darüber hinaus sind Photovoltaikanlagen mit insgesamt 40 kWp Leistung auf den Dächern der Neubaugebäude geplant. Alle Wohnungen verfügen über eine Fußbodenheizung, die im Sommer zur Kühlung temperiert werden kann. Damit erreicht das Ensemble hervorragende Energiekennwerte und eine nahezu CO₂-freie Versorgung.

Auch bei der Ausstattung setzt Swietelsky Developments auf Qualität: Echtholzparkett, Feinsteinzeug, Design-Sanitär und hochwertige Armaturen sowie funksteuerbarer Sonnenschutz sind Standard. Jede Eigentumswohnung verfügt über Balkon, Terrasse oder Loggia, teilweise mit Gartenanteil; die Dachgeschosswohnungen sind mit Klimaanlagen ausgestattet.

Durch die zentrale Lage zwischen Rosenhügel und Liesingbach, die Nähe zu Schulen, Kindergärten und die ausgezeichnete Anbindung an die Innenstadt richtet sich das Projekt an eine breite Bevölkerungsgruppe. Groundbreaking ceremony for climate-conscious residential project ‘Zwei bis Neun – Wohnen am Rosenhügel’

Swietelsky Developments is building 130 apartments in Vienna-Liesing that will be powered by an innovative energy system combining heat pumps and geothermal energy. The historic “Kleinbahn” factory is also being revitalised. Construction is scheduled for completion in summer 2027.

With the official groundbreaking ceremony, Swietelsky Developments has now given the go-ahead for the ‘Zwei bis Neun – Wohnen am Rosenhügel’ residential complex. Four energy-efficient new buildings are being constructed on the site of the former “Kleinbahn” factory in Vienna-Liesing, comprising a total of 130 apartments, ten of which are renovated existing apartments, as well as nine office and commercial spaces for local amenities and services. At the same time, the well-known “Kleinbahn” factory is being carefully revitalised and given a new lease of life with a modern attic extension. Around 3,000 m², or about half of the site area, will remain undeveloped. This will create spacious open and green spaces, including two children's playgrounds.

Special attention is being paid to sustainable energy supply: the project relies on an innovative energy system consisting of heat pumps and geothermal energy with 30 geothermal probes, each reaching a depth of up to 150 metres. In addition, photovoltaic systems with a total output of 40 kWp are planned for the roofs of the new buildings. All flats have underfloor heating, which can be cooled in summer. This enables the complex to achieve excellent energy ratings and an almost CO₂-free supply.

Swietelsky Developments also focuses on quality when it comes to fittings: real wood parquet flooring, porcelain stoneware, designer sanitary ware and high-quality fittings, as well as radio-controlled sun protection, are standard. Each flat has a balcony, terrace or loggia, some with a garden area; the attic flats are equipped with air conditioning.

"It is particularly important to us to combine modern living with efficient energy supply, thereby reducing the burden not only on the environment but also on the residents' wallets. The combination of geothermal energy, heat pumps and photovoltaics ensures an almost CO₂-free supply and guarantees stable energy costs in the long term – in addition, we are thus ensuring the sustainable value development of the property," explains Gabriel Harman, Head of Swietelsky Developments.

Thanks to its central location between Rosenhügel and Liesingbach, its proximity to schools and nurseries, and its excellent connections to the city centre, the project appeals to a broad demographic. The flats are being sold directly by Swietelsky Developments and through its partner IMMOcontract.
